Howard Kozloff

Founder and Principal

Howard Kozloff is a Principal and the founder of Agora Partners. With over twenty years of consulting and development experience, Howard works both nationally and internationally at the intersection of urban planning and real estate development, or entrepreneurial planning. He identifies and creates value-add opportunities in urban environments by providing solutions for challenging real estate scenarios. With experience as both principal and advisor, Howard works across asset types, geographies, and scales with public agencies and municipalities, developers, private landowners, private equity funds, family offices, commercial and investment banks, and philanthropic funds.

Past positions that Howard held prior to Agora Partners include management and leadership roles with boutique entrepreneurial firms, large public REITs, and institutional funds. These include Director of HH Development Strategies and Director of Operations at Hart Howerton, an international planning and design firm; Development Manager at both The Martin Group and Macerich (MAC), both Southern California-based real estate firms focused on urban infill and retail development, respectively; and Project Manager at BRV Corp., a placemaking consulting firm that creates, redevelops, and operates parks, public spaces, neighborhood streetscapes, and the public realms of mixed-use developments.

Howard holds a Master of Urban Planning from Harvard University, a Master of Science in Real Estate Development from Columbia University, and a dual Bachelor of Arts in Urban Studies and Design of the Environment from the University of Pennsylvania. Howard previously served as an adjunct faculty member at the University of Pennsylvania, Columbia University, and the University of Southern California. In addition, he has published over 50 articles and dozens of speaking engagements in the areas of opportunistic planning and urban redevelopment.

 
 

Ben Donsky

PRINCIPAL

Ben Donsky is a Principal of Agora Partners. Ben works with real estate developers,foundations, and government agencies throughout the planning, development, and operating stages of public space projects. He has created and executed ambitious programming and activation plans, launched the operations of park conservancies, structured public-private partnership agreements around the United States, and repositioned high-profile public destinations.

Prior to joining Agora Partners, Ben was the Vice President of Biederman Redevelopment Ventures Corporation, where he executed many of its most celebrated projects, including programming and activating Klyde Warren Park (Dallas), writing and implementing a business plan for Levy Park (Houston), rethinking the management and programming of Canalside (Buffalo), and redeveloping the historic Military Park (Newark). He led the firm’s work for the Green Bay Packers and Atlanta Falcons; built the largest WiFi network in New York City in partnership with Google and the fastest public Wi-Fi network in the country in Newark; and negotiated the city of Indianapolis’s first-ever private management agreement for a park. He also served as the Vice President of the Military Park Partnership and the Vice President of Management and Operations of the Chelsea Improvement Company. Prior to his work at BRV Corp., he advised real estate developers and local governments on a variety of downtown redevelopment projects.

Ben holds a Master of City and Regional Planning from the Edward J. Bloustein School at Rutgers University and a Bachelor of Arts in Urban Studies from Brown University. His work has received awards from the Urban Land Institute, International Downtown Association, and American Planning Association, among others.
